Modified bitumen is a protective shield made of minerals and other substances. The minerals keep water from settling on the roof's surface. The water dries up quickly once the surface of the roof becomes hot from the sun. 

Modified bitumen typically works well for buildings that lose energy during the year. However, modified bitumen can tear or scuff if you need to work on it. If you plan to install a new HVAC system on your building soon, you'll need to walk on the roof carefully to avoid damaging it. You can always cover the work area with a tarp to keep the system safe from damage.

A rubber membrane roofing system may be better for your building's needs. A rubber membrane roofing system comes with special qualities that make it less prone to damage. The material is strong, durable, and resistant to sun damage.
